Well-established hotel and restaurant business with commercial property in a secluded, natural setting

For sale is an owner-operated hotel and restaurant business that has been in operation for over 25 years, located in a quiet, secluded setting surrounded by nature in a tourist-friendly forested region—including the commercial property owned by the current owner. The property is located in the immediate vicinity of one of Germany’s most famous long-distance hiking trails and is nevertheless easily accessible (approx. 16 km from the A4). The business model combines lodging, a restaurant with a large sun terrace, event and group catering, and additional tourist services. In 2025, approximately 61% of revenue came from the restaurant and approximately 39% from lodging. The business has a well-established, very loyal customer base as well as a well-coordinated team, some of whom have been with the company for decades. For several years now, the business has been deliberately managed at a consolidated level; event, group, and marketing activities have been scaled back for personal reasons. This presents a significant growth potential for a buyer that can be realized in the short term. Highlights: · Commercial property is included in the sale: approx. 1.8 ha of land, approx. 1,100 m² of usable floor space · According to the current appraisal report, there is no backlog of repairs or need for renovation · Over 20 guest rooms as well as two separate vacation homes—capacity for approximately 50–55 overnight guests · Restaurant with approximately 90 indoor and 75 outdoor seats, suitable for celebrations and groups · Excellent online reputation—including a 99% recommendation rate on a leading review site · Well-coordinated team of 7 employees · Potential for revenue growth of up to 50% (owner’s estimate) through the reactivation of proven business areas · Significant economies of scale on fixed costs: +10% revenue ≈ +60 T€ profit per year without additional staff Business property: A current market value appraisal is available and will be provided to serious prospective buyers.

Buying a company vs. buying a firm

Buying a company means acquiring an independent organizational unit that regularly carries out an economic activity. A company can consist of one or several business operations. An individual can also found such an independent unit if they regularly carry out an economic activity — in that case it is called a sole proprietorship. As a rule, sole proprietors don't have to register in the commercial register; without that registration, they don't legally count as a "firm." A trade name, colloquially a "firm," is the name under which a company or sole proprietor appears publicly and conducts its business. Buying "a firm" therefore technically means acquiring the company's name or trading name. In everyday use, though, it's used interchangeably with buying a company — i.e. acquiring the entire business.
