Discreet Accommodation Portfolio in the Lake Constance Region – approx. 86 rooms – commission-free

A hospitality portfolio in the Lake Constance region / Baden-Württemberg is for sale and requires confidential handling. The portfolio comprises three established locations with a total of approximately 86 existing hotel rooms. There is also potential for expansion in the medium term. The properties, ongoing operations, inventory, and relevant operating assets are all under a single ownership. The seller is the sole owner and a sole proprietor. The transaction is therefore expected to be structured as an asset deal—a transfer of real estate and operations. The projected net revenue for 2026 for the entire business is approximately €1.6 million. Additional documents such as business plans, annual financial statements, property documentation, plans, energy performance certificates, inventory lists, and detailed information will be provided exclusively through a phased process following the signing of an NDA, buyer identification, and proof of capital/financing. The portfolio is suitable for hotel operators, boarding house/serviced apartment concepts, family offices, regional portfolio holders, and strategic buyers. Ongoing operations must not be disrupted. Contact with employees, guests, suppliers, neighbors, locations, or the business is strictly prohibited without prior written authorization. Purchase price: upon request / mid- to high-single-digit millions."

An established hotel property, currently in operation, is available for discreet sale in a tourist-oriented region of southern Germany. Investment Highlights • 58 guest rooms • Approx. 3,001 m² net floor area • 7,301 m² lot size • Restaurant, conference, and recreational areas • Separate operator’s apartment • Approximately 100 car parking spaces and 2 bus parking spaces • Ongoing hotel operations • Hedge-free transfer possible at short notice upon sale, subject to a written supplementary agreement • Tenant’s contractual right of first refusal has been waived • Documented technical measures and repairs totaling approximately €299,000 • District heating supplied by biogas; heat generator built in 2023 • Comprehensive property, energy, insurance, fire safety, land registry, and planning documents available Operational and Handover Situation The current lessee has only been operating the hotel since July 2026. Accordingly, no reliable historical business analysis or profitability figures for the current operation are yet available. In the event of a sale, there is a written supplementary agreement to the lease. Subject to the terms set forth therein, this agreement allows for the termination of the lease and complete vacating of the property within one month. This essentially enables a short-term, lease-free handover to a buyer. This gives a buyer the option of either continuing the existing operations or implementing their own operational or usage concept. Investment Prospects In addition to the existing hotel use, alternative hospitality, health, residential, or development concepts may also be explored—subject to the purchaser’s review of relevant building codes, economic feasibility, and technical aspects. Asking price: €5,400,000 (negotiable) The sale is being conducted as part of an exclusive and discreet off-market process. Further information regarding the property, the specific location, and the owner will be provided to qualified prospective buyers upon signing a non-disclosure agreement (NDA). Subsequently, the Confidential Investment Memorandum and additional documentation can be made available as part of the structured transaction process.

Buying a company vs. buying a firm

Buying a company means acquiring an independent organizational unit that regularly carries out an economic activity. A company can consist of one or several business operations. An individual can also found such an independent unit if they regularly carry out an economic activity — in that case it is called a sole proprietorship. As a rule, sole proprietors don't have to register in the commercial register; without that registration, they don't legally count as a "firm." A trade name, colloquially a "firm," is the name under which a company or sole proprietor appears publicly and conducts its business. Buying "a firm" therefore technically means acquiring the company's name or trading name. In everyday use, though, it's used interchangeably with buying a company — i.e. acquiring the entire business.
