Seeking an investor with a guaranteed 5% annual return

We are seeking lenders to help renovate a property in the Lake Constance region of Switzerland and generate higher rental income in the near future.

– Minimum loan amount per lender: 10,000 CHF
– Loan term: 2 years
– Fixed return of 5%, secured by the property and rental income

The three residential units will remain fully rented during the renovations.

We are seeking one or more lenders to cover the following costs:
– Large bathroom in the 5-room apartment: CHF 27,000
– Kitchen in the 5-room apartment: CHF 21,000

– Bathroom in the 3.5-room apartment: CHF 18,000
– Kitchen in the 3.5-room apartment: CHF 14,000
– Toilet in 3.5-room apartment: CHF 2,000

Total: CHF 82,000

We have reserves of CHF 78,000, which we do not want to touch for the renovations, as good risk management is very important to us. However, this is a relevant metric for our lenders as a safeguard.
