Transport and logistics: freight transport (full truckloads) and industrial plant logistics for industrial customers with long-term, open-ended contracts and annual price negotiations. 28 tractor-trailers (Euro 6), in-house repair shop, 28 professional drivers.

Real Estate: two logistics sites with approximately 70,000 m² of land and 34,000 m² of warehouse space, fully leased to two industrial tenants with corporate affiliations (leases in place since 1992 and 2020, respectively). Base rent and fixed-cost contributions total approximately 1.2 million euros annually.

A broad customer base with 449 active accounts, primarily industrial and manufacturing companies from Central Germany. The customer relationships are long-standing and open-ended, with contractually stipulated annual price reviews. The two tenants of the logistics sites are industrial companies with corporate affiliations; the locations are firmly integrated into their logistics and production processes. The property overview includes a customer analysis based on revenue share.

The market for freight transport and plant logistics is shifting in favor of providers with high capacity: a shortage of drivers and the industry’s growing demands for reliable supply chains are making dedicated driver and fleet capacity a bottleneck. The region is currently served by many competitors located 70 to 100 km away; an acquirer with its own network could consolidate its presence here. Modern, well-connected logistics sites in Central Germany are scarce and in high demand by industry and retail. The Group combines both: operational transportation services and its own, fully leased logistics sites with predictable rental income.

Competitors include regional freight forwarders and national logistics service providers, most of which serve the region from a distance of 70 to 100 km. The group stands out thanks to its location-based operations: its own on-site facilities, loading docks, and workshop, a permanent team of drivers, and a modern Euro 6 fleet. The plant logistics model (logistics directly at the industrial customer’s site) can be applied to other customers. The real estate portfolio makes the group asset-backed and provides a buyer with flexibility (total acquisition, division, or sale-and-lease-back).
